About Trawaya

Where the name comes from

Trawaya joins Gili Trawangan — the island where we work — with "traya", Sanskrit for "three": the three Gili islands (Trawangan, Air, Meno) where the company began. The name is a commitment to a specific place, not a generic brand.

What we actually are today

We are a young company, and we say so plainly. Our flagship project is Seraphina Isles Villa on Gili Trawangan: a collection of four private-pool villas beside Kelapa Villas on Jalan Kelapa, of which one unit is sold and three (V1–V3) are available off-plan from €120,000. Two further concepts — Selene Lofts (Gili Air) and Villa Senja (Uluwatu, Bali) — are in planning and clearly labelled as concepts on this site.

We would rather show you one real project with honest numbers than a brochure of invented track record. As projects complete, verified occupancy and payout data will be published on this site.

The team on the ground

Day-to-day site and guest operations are run by Raden Gede Rahmat A., our site & operations manager, working across Gili Trawangan, Bali and Lombok. The founding partners combine local Indonesian development experience with international technology and marketing experience; full profiles with photos and LinkedIn links are being added as the company formalises.

Our no-guaranteed-returns policy

Trawaya never advertises "guaranteed returns", and we treat that phrase as a warning sign anywhere in this industry. Every yield figure we publish is a model: projected from a stated nightly rate, a conservative occupancy assumption and disclosed operating costs, which you can stress-test yourself in our yield calculator. Property values and rental income can fall as well as rise, and we put that sentence on every page that mentions returns.

The reasoning is simple: our business only works if investors who buy one villa trust us enough to buy the next one. Honest numbers are the cheapest marketing we will ever do.

How we work with investors

Foreign buyers in Indonesia invest through a properly structured PT PMA (foreign-owned company) or a notarised long-term leasehold — never through informal nominee arrangements, which Indonesian courts have repeatedly voided. Every transaction runs through a licensed notary (notaris/PPAT), and you see the full chain of title before any money moves. Read more in our guides and on the investment risks page.
